We require payment to be made using a bank transfer.

All payments and deposits will be made in pounds sterling. Prices include VAT.

• A non-refundable deposit of £150 must be paid to make a booking reservation for each accommodation.
• Once we have received your booking and a non-refundable £150 deposit, we will send you a booking confirmation.
• The accommodation should left in a clean and tidy condition and the guest agrees to pay for any damages or excess cleaning.
• All of our accommodation is non-smoking and therefore smoking, and use of E-cigarettes, are not permitted in any accommodation or the balcony areas.
• Dogs are welcome (max. 2 dogs). Dogs must not be left alone in the accommodation and owners agree to keep dogs on a lead and to clean up after their dogs. Owners agree to pay for any damage caused by their dogs.
• We do not accommodate hen, stag or similar parties.
• Guests are asked to refrain from excessive noise to respect other occupants and our neighbours, especially after 10pm

  (Quiet please from 11pm – 8am). 

• A high fence along the back of the site prevents access to the railway line which is down a very, very steep embankment and there is inevitably some train noise. Please contact me if you feel that this may be an issue for you: it doesn’t bother us as it is just like a car going past and the rest of the time the site is very quiet.
• Cancelled bookings within 30 days will not receive a refund therefore we recommend that you take out insurance.

Availability is shown on our calendar on Airbnb, Booking.com and TripAdvisor Holiday Rentals.

Bookings can also be made through Airbnb, Booking.com and TripAdvisor,

however, these sites will charge a booking fee.

PROCEDURE

A reservation can be made by email, phone or post. A booking form will be emailed/posted to you and your accommodation will be temporarily reserved for 7 days until the deposit (£150) or full balance payment is received.

Confirmation of the booking will be sent by email/post.

The final balance payment must be paid 30 days prior to the commencement of the holiday.

Please advise us in advance of your expected arrival time.
